RENTAL APPLICATION CRITERIA & RESIDENT BENEFIT PACKAGE

Start Your Application in Just a Few Simple Steps!

We’re committed to providing safe, well-maintained homes while treating all applicants fairly. Great Place Properties and Rental Real Estate follow the Fair Housing Act — we do not discriminate based on race, color, religion, sex, national origin, disability, or familiar status.

Step 1. Before You Request a Showing

  • View photos and video tours of the property on our website.

  • Drive by the property to see the neighborhood and location.

  • If it meets your needs, request a showing.

Step 2. Who Must Apply

​

  • All persons 18 and older who will live in or regularly stay at the property must complete their own online application.

  • Each applicant must submit their own information — no one may apply on behalf of another person.

  • All applications are completed online through our “Apply Now” links.

  • A Social Security or ITIN number is required for all applicants.

Step 3. Meet the Qualification Criteria

Income

​

  • Gross monthly income at least 3× the rent.

  • Employment stability: 1 year at current job OR 2 years at previous job.

  • Acceptable proof: pay stubs, job/transfer letter, university acceptance, bank statements, or tax return.

​​

Credit

​

  • Minimum credit score: 620.

  • No unpaid utility bills, landlord debt, payday/personal loan debt, or late payments, or accounts in collections within the last 6 months.

  • If no credit score, other application factors must be strong.

​​

Rental History

​

  • Good, verifiable rental history if you have rented before.

  • No evictions.

​​

Criminal History

​​​

  • Felony convictions may be considered if 2+ years have passed since restitution and probation/parole ended, with good rental history since.

  • No active or unresolved criminal cases.

  • No history of illegal drug use, possession, or distribution.

  • No violent crimes or sex offenses (restrictions may vary by property location).

Co-Signers​

​

  • ​Possibly accepted only for applicants lacking income, no credit score or no rental history but otherwise strong qualifications.
  • Must be a Nebraska resident, have a 700+ credit score, and earn at least 5× the rent in gross monthly income.

Step 4. Pets & Other Rules

Pets & Animals

​

  • Review the property’s specific pet policy before applying.

  • Emotional Support Animals accepted with proper documentation.

  • All pets must be registered through PetScreening.com.

Other Rules

  • No smoking or vaping inside or outside the unit.

  • No more than three unrelated roommates allowed.

  • Section 8 vouchers may be accepted depending on property.

  • Providing false information results in automatic denial.

Step 5. Resident Benefit Package ($43.95/month)

​

Every resident is automatically enrolled in our Resident Benefit Package, which includes:

  • Liability insurance

  • Credit building (on-time rent payments reported)

  • Up to $1M identity theft protection

  • Move-in concierge service for utilities & home setup

  • Resident rewards program

  • Optional on-demand pest control (+$9/month)

Step 6. Processing & Approval

​

  • Applications are good for any current listings for Great Place Properties or Rental Real Estate.

  • Only completed applications (with all documents and fees) are processed.

  • If your application is missing information, it will not hold your place in line.

  • In cases of multiple complete applications, the most qualified may be selected based on credit, income, rental history, and other factors.

Step 7. Submit Your Application

​

  • Click Apply Now on the property listing.

  • Upload a copy of your government-issued photo ID.

  • Upload your two most recent pay stubs (or other proof of income).

  • Pay the $50 non-refundable application fee online.
